Include your price, settlement date, preferred deposit, etc., the seller may then decline the offer, conduct a "1 hour auction" with your offer price as the opening bid, or accept immediately and the property is yours!
If no other bids are made during a 1 hour auction the property is yours! No need to wait any longer. If others bid are made, you may bid "at will" under your newly agreed terms and conditions!
